Discreet Telescopic BMU Installation for Lots Road, London


Zarafa was engaged to deliver a custom-designed telescopic Building Maintenance Unit (BMU) for a prestigious development on Lots Road, located in the heart of Chelsea, London. This unique project presented a number of engineering and architectural challenges, particularly around the visual impact and spatial constraints of the rooftop environment.

Working in collaboration with our trusted manufacturing partner, our in-house design and engineering team developed a high-performance facade access system tailored specifically to the complex geometry and operational demands of the building. Key design considerations included aesthetics, limited roof space, and long-term maintenance accessibility.

The final solution featured:
  • A large, fully telescopic BMU designed to extend for safe façade access and window cleaning operations across multiple elevations.
  • A clever concealment mechanism, allowing the unit to retract and lower into a tight, purpose-built parking space, ensuring it remains hidden from street and rooftop view when not in use.
