BUILDING MAINTENANCE UNITS


Building Maintenance Units (BMU's) are mounted permanently at roof level and provide access to the building facade using horizontal and vertical movement of the working platform. Zarafa provide a range of BMU that can be mounted on anchored track, free laid track, fixed in position or even trackless machines.

Manufactured by Skygondola, all equipment is CE approved and built in accordance with European Standard EN1808. The typical working load is 240kg, however additional loads can be designed into the equipment to incorporate Glass Replacement Units. We can provide a range of accessories or bespoke adaptions to provide additional functionality as well as a range of RAL colours for the equipment finish.

Our design team work closely with the customer and the Skygondola design team to provide an innovative, safe and cost effective solution to your access and maintenance needs.

Our work does not stop there, as Zarafa provides full project management, installation and ongoing maintenance support from our cradle maintenance divisions, whose experienced mobile engineers have been providing Building Maintenance Unit maintenance for over 30 years.

BMU MODELS

  Model SG-10

Compact and Light


SG-10 is the best system for short reaches in buildings with straight facades. When the rail can be installed very close to the façade or where loads transferred to the roof structure must be restricted. The SG-10 model Building Maintenance Unit (BMU) is a simple and affordable system for all cleaning and maintenance purposes on a building.


It is the most economic system for installing on roof terraces, while being the most compact, lightest and smallest design. . The cradle is suspended from the trolley by means of galvanized steel wire ropes and it is designed to carry two people together with their tools and materials.

  Model SG-15

Maximum operability


SG 15 cradle is used for medium reach and singular facades. This system is the best solution for buildings with many variations in the distance to the façade (e.g projecting balconies). The luffing jib together with the rotating spreader bar achieves the ideal position in each situation.


The cradle is suspended from the trolley by means of galvanized steel wire ropes and it is designed to carry two people together with their tools and materials. It is the machine the most features and maximum functionality possible. The SG-15 is also operable with pantograph.

  Model SG-18

Minimum weight, maximum reach


Gondola for medium reaches and singular facades. SG-18 is the perfect solution for medium reaches from 5m. This system has the best Reach-Weight ratio and also provides very good stability.

A Telescopic Mast can be installed as part of the BMU in buildings with high walls, as well as with a jointed jib to access complex areas.

  Model SG-25

Maximum coverage area


SG-25 are considered the BMU giants.

The number of Telescopic Jibs is determined according to the maximum and minimum reach. The Telescopic Mast enables the BMU to be concealed when not in use.

It is the Largest BMU, and includes the best technology to access façades.

Area of coverage: more than 4,500 m2

  Model SG-40

Combined with the SG-2 cradle


The SG-40 system is the option to choose for medium-height buildings that need diverse access machines. An SG-2 can be used with a SG-40, with Davits and even with a monorail system.

SG-40 is only functional with a motorised cradle, SG-2 or SG-2/1
